Now that the 2025 Grand Chute town-wide assessment is complete and property tax bills have been issued for the year, a question many Grand Chute property owners may be asking is “Was the 2025 Reassessment accurate?”
A reason to ask this question is that the methodology used to arrive at the 2025 reassessments is much different than that used in previous town-wide reassessments. Instead of utilizing comparable properties when evaluating residential parcels, as previous assessors have done, provider Accurate Appraisal grouped all residential properties into “neighborhoods.” For each style of residence, assessors then merely considered the price of all valid sales within the neighborhood, regardless of the age of a property.
Only if property owners contested the reassessed value of their home and property during the Open Book period would the assessor look for comparable homes and properties within the town. In many instances, it appears that when comparable properties were made part of the valuation process the effect was that the original assessed value of properties was reduced.
The question of whether the 2025 Grand Chute reassessment was accurate can be determined. Wis. Stat. 70.75 allows for property owners to call for a new reassessment if the owners of at least five percent (5%) of a municipality’s total assessed property value choose to petition the Wisconsin Department of Revenue for a replacement reassessment.

The valuation of properties owned by respondents will be calculated. If the total property valuation of survey respondents exceeds five percent (5%) of Grand Chute’s total assessed property value, a petition will be circulated.
